This huge manor house is 11 kms to central Spoleto and close to all the hot spots eg Perugia, Assisi, Montefalco, Orvieto etc.
It sits atop a small hill, on the eastern slope of the Martani mountains, amidst expansive private grounds.
Below the manor there is a spectacular panorama that sweeps across olive groves, mountains, valleys, sunflower fields, taking in ancient monasteries, tiny villages and fairy tale cities in its wake.
The manor is equipped with all you can possibly require for the holiday of a lifetime.
Located in one of the most beautiful parts of the world, this stately house is steeped in history, culture and local traditions.
Interior :
This magnificent manor contains 2 large holiday apts.
However, until 2024, the 2nd holiday apt will remain empty.
The entire pool area, totally fenced, including the large pool and a Bbq is yours exclusively.
It is to be noted that this is NOT a diving pool. It’s a large leisure pool.
Your apt consists of 2 floors -
Upper floor contains 3 double bedrooms :
1 master bedroom with aircon/ensuite
2 bedrooms with aircon that share a bathroom that is independently accessed from both bedrooms.
A crib and high chair can be provided free of charge.
Ground floor contains :
1 kitchen/diner
1 fully equipped galley kitchen
1 dining room - seats 8
1 sitting room with Smart TV
1 cloakroom…
On both floors, in total, there are 2 bathrooms (1 ensuite, both with shower units - no tub) plus 1 cloakroom/Wc on ground floor.
Optimally, the apt sleeps 6 persons. However, we can provide 2 extra camp beds that can be placed in 2 of the bedrooms so enabling a group of 8 persons to stay here.

Queen Elizabeth has always favoured living in a small cottage on one of her estates. She prefers the " down to earth" natural way of life to that of living in a palace. Her small cottage is a place where she kicks off her wellington boots and leaves them by the front door along with the muddy shoes of her privileged guests. It is a place without the flunkies and fineries usually associated with the fabulously rich.
Here, we are talking "old money" not nouveaux riche.

This is not a modern reconstruction. It is a traditional rebuild of an Umbrian country manor, a huge, comfortable and easy living house, a house that you can totally relax in, a house that has seen many generations of young and old.
This is a house of the old style Italian aristocrat.
Consecrated Chapel In Grounds !
Yes! You can be officially married here. We do not arrange marriages. But, if you are able to arrange it and deal with the bureaucracy etc, then, certainly, this is an ideal location for you and your guests.
Re an event :
-permission from the owner is required
-there is a charge of at least 1000 euros for the use of the grounds, with or without the church. The charge is dependent on the size of the group and/or whether the church is required.
Ask for further details.
Otherwise we do not permit parties or other large gatherings in the house or grounds.
However, if you wish to simply worship in the church, let us know and we will issue you with the key.
Info re Damage Deposit :
500 euros. This is as an insurance against serious damage/vandalism eg if a washing machine door is ripped off and such like acts. Or any other abuse - see below in Summary. We do not charge for minor accidents such as breakages of crockery etc. To date, in 25 years of business, we have never charged anyone - I stress it is an insurance policy for us and, particularly for younger groups, it encourages a greater degree of vigilance.
Note :
While the manor house, it’s chapel and its gardens are secure, fenced and gated, its utilities and its land must be regularly attended to in order to maintain a perfect environment for the guests residing here.
To this end, a retired couple live in an independent apartment at the back of this vast manor house, completely separate from the 2 holiday apartments that occupy the front 2/3rds of the manor. They do not have access to the 2 holiday apartments.
One of them will greet you when you arrive and show you around the property to get you settled in.
You may also see them around as they tend to the gardens, the grounds and the pool.
They are friendly, helpful, and extremely knowledgeable about the surrounding areas.
The husband, Alberto, a native of the area, spent many years in the wine industry before his retirement. Consequently, he is very knowledgeable about Italian wines. Not only that, he is an aficionado of Italian art and history. So, do not hesitate to ask him if you require info re wineries + wine tastings, olive oil refineries + tastings and/or places to visit of specific historic interest, art galleries and/or museums.
Karen, his wife, tends a wonderful garden and orchard, the bounty of which she would be happy to share when in season.
They are also available for help or assistance should the need arise.
They both speak perfect English as well as Italian.
SUMMARY OF HOUSE RULES -
No smoking - if you smoke outside, we do not permit cigarette butts to be left on the ground. If you do, there will be a charge to cover the extra cleaning.
No pets.
If you want to host a wedding, a party or an event, please seek permission via me to the owner or, after you have booked, directly with the owner.
Weddings allowed in consecrated church in grounds.
There is a charge for an event to take place on site - and possible use of church - of at least 1000 euros, depending on the number of guests invited. Please enquire for further details. We do not organize the wedding but we can advise about catering.

Further, you may be charged if you –
- leave cigarette butts on the ground because this will incur extra cleaning.
- if you abuse the use of aircon or central heating ie by leaving doors and windows open at the same time as using aircon or central heating. Aircon and central heating must be used NORMALLY ie with doors and windows SHUT. Especially now with energy costs soaring and in short supply. NORMAL use of aircon and central heating is included in the rate.
To date, we have never charged anyone. The damage deposit serves mainly as a deterrent and to encourage groups, especially young groups, to treat the property with respect and to use the aircon and central heating with doors and windows shut.
