Just 2 hours from Philly or NYC—ideal for a weekend escape or extended stay.

✷ Linens, pillows, blankets, and towels provided (1 per guest; no pool towels).

✷ Remove outdoor shoes inside.
✷ Extra cleaning may apply if the home is left excessively dirty.
✷ Check-out 11 AM; unapproved late check-out $50/hr.
PET POLICY:
- Pet fees are, $60.00/dog for 2-4 nights and $120./dog for 5+ nights.
- We welcome all well-behaved dog(s) of any size and breed. (No other pets allowed, including cats)
- Guests are allowed to bring up to four dogs.
- Dog(s) must be up to date on required shots (positive titer results are accepted), licenses, and name tag with owner’s contact information.
- All dog(s) are welcome on any furniture that is deemed appropriate and safe. Please discourage scratching/digging, and use the provided throws to cover the furniture. Please do not allow dogs with muddy/dirty paws on furniture.
- All dog(s) must be potty trained and housebroken. (No puppies under the age of 1)
- Please encourage your dog(s) to eliminate outside of the house. For pups with special needs, potty pads are provided for indoor elimination if necessary.
- Dog(s) should never be left unsupervised inside the house unless guests bring their own crate and dog(s) are crate-trained. Under no circumstances are any dogs to be left unattended outside of the property.
- Excessively barking dogs are not allowed. Fees will be applied if neighbors or security complain about dogs barking continuously.
- Black bears are common in the Poconos; always leash your dog(s) outside of the fenced-in area, especially at dawn and dusk. Spare leashes are available under the bench by the front door.
- Excessive pet hair, stains, or any special cleaning required due to pets may result in an additional cleaning fee.
- Any damage to the property caused by your dog(s) will result in a damage fee.
- Please clean up after your dog(s) with the tools provided, both inside and outside. Any accidents should be cleaned up immediately with the enzyme-based cleaner (located under the kitchen sink and in the upstairs bathroom), especially on carpets and rugs.
- Guests are welcome to utilize our grooming and wash station for brushing and cleaning their dog(s). Please clean up pet hair in the area/grooming tools after each use.
- All dog toys and interactive games are provided for your dog’s enjoyment; please always supervise while your dog(s) play. Hand-wash any puzzle games used and put away once finished playing.
- While it is our pleasure to host you and your precious pups, please treat our home with the same respect as you would your own house. Clean up and supervise your pups at all times.
- We would love to see your pups! Please show them off by taking a photo using the Polaroid camera provided and attach it to the “Pups @ Puptopia” wall display!
COMMUNITY RULES
♦ No trash pickup—take all trash to community compactor (pass provided). Trash outside is prohibited due to wildlife.
♦ No outdoor open fires.
♦ Stay includes 4 wristbands & 1 vehicle pass (more available). Must wear/display passes at all times.
♦ HOA requires 72 hrs’ notice for rental packets—no same-week bookings.
♦ For 4-day advance bookings, submit all info immediately after reserving (by 10 PM same day) or the HOA may cancel access.
Required info: name, address, phone, all vehicle plates, signed rules & rental agreement.
♦ Vehicle passes must remain visible; required for trash access.
♦ No fireworks or firearms.

✷ Late check-out fees $50/hr (30-min increments); unapproved delays may incur additional charges.
NO-SMOKING POLICY
100% smoke-free property. Smoking/vaping (tobacco, cannabis, e-cigs) or scented candles/diffusers prohibited.
Evidence of smoking results in $400 cleaning charge + $200–$2,000 fines and possible eviction.
HEALTH & SAFETY
Hot Tub – Supervise kids, avoid alcohol, keep below 104 °F.
Sauna – Limit 15–20 min, hydrate, avoid if under influence or with health issues.
Fire Pit/Grill – Extinguish fully; keep kids/pets safe.
Guest Responsibility – Misuse or negligence (damaged covers, improper detergents, blocked drains) billed for repair/replacement.
